1. Booking & Reservation
A reservation is confirmed only upon receipt of a written confirmation from the property owner and payment of the required deposit. Submitting an inquiry through this website does not constitute a confirmed booking. All reservations are subject to availability.
2. Payment
Payment terms will be communicated at the time of booking confirmation. Typically a deposit of 30% is required to secure the reservation, with the remaining balance due 30 days before arrival. The owner reserves the right to adjust these terms for specific booking periods.
3. Cancellation Policy
The applicable cancellation terms depend on the rate selected at the time of booking.
Standard (Refundable):
- The guest can cancel the reservation free of charge 30 days or more before arrival.
- If the reservation is cancelled within 30 days before arrival, 100% of the accommodation amount is charged.
- If the guest does not show up, the total amount of the reservation is charged.
- After confirming the reservation, the guest is charged 30% of the accommodation amount.
- The remaining amount (70%) must be paid no later than 30 days before arrival.
Non-Refundable:
- The guest is charged 100% of the accommodation amount if they cancel at any time.
- If the guest does not show up, the total amount of the reservation is charged.
- After confirming the reservation, the guest pays the total amount of the reservation.
4. Check-in & Check-out
Standard check-in time is 15:00 (3 PM) and check-out is 10:00 (10 AM). Early check-in or late check-out may be arranged subject to availability and at the owner's discretion. Please communicate your expected arrival time in advance.
5. Occupancy
The property accommodates a maximum of 7 guests. Exceeding the stated occupancy without prior written consent may result in immediate termination of the rental agreement without refund. Day visitors are permitted at the owner's discretion.
6. House Rules
- No smoking inside the property. Smoking permitted on the terrace.
- No parties, events, or gatherings beyond the registered guest count.
- Pets are welcome by prior arrangement. Please let us know in advance.
- Quiet hours apply between 22:00 and 08:00 out of respect for neighbours.
- Guests are responsible for treating the property and its contents with care.
7. Security Deposit
A security deposit of 300€ is required. The deposit will be returned on the day of departure, less any deductions for damage beyond normal wear and tear.
8. Liability
The property owner is not liable for injury, loss, or damage to guests or their belongings during the rental period. Guests use the pool and all facilities at their own risk. Pool rules must be followed at all times. The owner is not responsible for acts of nature, local disruptions, or services beyond their control.
9. Property Condition
Guests are expected to leave the property in a clean and tidy condition. A cleaning fee is included in the rental rate. Excessive mess or damage beyond normal use may result in additional charges from the security deposit.
10. Governing Law
These terms are governed by the laws of the Republic of Croatia. Any disputes shall be subject to the exclusive jurisdiction of the courts of Croatia.
